Design Offers Salvation in an Unsteady Housing Market

Seattle, Washington As Seattleites are feeling pressure from the fluctuating housing market their homes sit on the market longer and sellers are becoming desperate to find a way to get their homes sold. Kathy Banak, a Seattle interior design and color consultant and president of premium paint line, Authentic Home, Ltd., offers insight to those selling their homes with easy and cost effective ideas to add value and appeal.

“Start from the outside first,” said Banak. “A potential buyer’s interest needs to be heightened in order to get them into the house. The objective is to create excitement for a potential buyer the minute they get out of the car and walk into the front door.”

The best ways to heighten interest from the exterior include; determining the feel of the exterior and coordinating it with the style and period of the home. Also cleaning up the yard and landscaping with new shrubs and painting the front door in an eye catching color. Even something as simple as purchasing new house numbers and or a mail box can have an impact on potential buyers.

When redecorating the interior, Banak suggests acting like a guest in your own home. “Analyze every element of each room as if you were a potential buyer,” she said. “Stand at interior of the front door and close your eyes. When you open your eyes analyze what you see.”

Paint all walls, ceilings, doors and trim in a neutral color palate. Browns, greens, yellows, beiges in various tones, are all neutral colors. Determine a warm beige color for the hallways to enable flow. Keep the ceilings, trim and door colors to a warm white or light beige tone. Maintain a consistent color palette in the each room so that the potential buyer’s eye will flow. For instance a bright red dining room next to a soft green living room might intimidate a potential buyer.

Although painting is a critical first step in aiding in selling a home, there are other important steps. Arrange furniture in group settings for a conversation area. Create a warm and inviting space for a potential buyer. A sofa and two chairs are appropriate for most average size living rooms so put away extra pieces of furniture.

Banak explains, “Sofas don’t always need to be placed against a wall or in front of a window, try placing furniture on angles. You will be surprised by how much more room you will have.”

Even lightening can make a difference. Have table or floor lamps on in each room if possible, downward light provides a softer look to any room. Also use soft white or pink light bulbs for a warmer feel.

One of the most important things says Kathy is to take a less is more approach when preparing a home for sale. The less distraction you have for a potential buyer the better.
